I hear all the time from other agents about educating your buyer's. I go to great lenghts to educate buyer's and sellers. I inform them of market conditions. I inform Buyer's who are relocating to the variables and characteristics of each city or area that I serve in Salt Lake County. I am also now finding it neccesary to educate them on common courtesy to the seller's. I don't know why it is, lately, i have encountered a trend.  Like most market conditions in this country, Salt Lake City is definately a buyer's market. With Bank Owned listing's and distressed property appearing in every neighborhood some buyer's forget about common courtesy and good ethics. As listing Agents of Homes in Salt Lake County, in all price ranges including Luxury homes, we have recently expierenced several unfortunate incidents with other agents and there clients who had previously scheduled appointments to tour one of our listings only to never show or call.  I know something's come up and people have unexpected emergencies. in these incidents a phone call would make both sides feel better and we can justify this to most seller's. Agents, this is your responsibility.. to set a appointment 24 hrs in advance, Let the sellers put aside all plans and to prepare the home for the showing and then never call and not show.! We must all work hard to keep integrity in our industry high. Remind your buyer's that they to will be seller's one day.
