Salt Lake Real Estate- Bank Owned property

Wow, it has been a very active week in Salt Lake City Real Estate.. I have shown homes to clients every night until way past dinner. My kids have even missed me a few nights. So what are my thoughts? Salt Lake needs new homes on the market. I have exhausted current active Real Estate listings in Sandy and Draper under 300k. I need something with a open floor plan, main floor living with at least 2 bedrooms, not dated. and without the smell of pets. I cant sell a home that has a strong pet odor no matter how much you may try and cover or disguise.. On the brighter side, some fantastic new Bank Owned listings in Highland. Luxury homes. I was pleasantly surprised by the new listing I saw tonight. A 4800 + sq ft 2 story home with built in 2004. Some of the finest landscaping I have viewed in a long time. I have a buyer and will write this offer tomorrow. I am sure this home will be a highest and best situation by Monday morning and have prepared my client. It really is a strange market, buyer's are not very motivated until you find a deal like some of the newer Bank Owned homes and then BAM... Multiple offers. I have changed my strategy. I now let my clients know in advance that the home will sell for much more that the listed price on a property that is in Great Condition and well taken care of. Anyways, I will get something submitted tomorrow and find some time for a great post on 2 new listings that Linda Secrist and Associates listed this week.
