Herriman Real Estate - Current Market Statistics!

 So I have been spending much time showing homes in Herriman to a buyer.  Herriman is a beautiful City in SouthWest Salt Lake County. Homes for sale in Herriman offer everything for today's buyer. Single family homes, Horse property, Luxury Real Estate, Condo and Town Homes at some of the best prices available in Salt Lake County. Herriman has been hit hard by the housing crash and many home owners are under water. Do not fear Herriman home owners, the town you live in is set up for take off  and your secret is getting out.   Homes values are stabilizing and many of the Short Sales or foreclosures have been purchased. I have recently prepared CMA's. on several properties in Herriman for homes owners thinking about selling thier home in Herriman. I wanted to share with you facts about Herriman Real Estate in the last 365 days.

Herriman Single family HOMES, CONDOS and Townhomes ................SOLD in last 365 days! 

  On the WFRMLS 411 homes have sold in Herriman in the last 365 days. We have 100 Herriman Single family homes, Condos or Town Houses currently under contract. Of the 511 or so homes sold or sale currently pending in Herriman, 87 were Bank Owned, foreclosed, Hud or REO properties. 113 are Short Sale homes or third party approval needed to complete transactions. My math is not perfect but it is close, about 35% of all Homes sold in Herriman in the last 365 days were distressed property sales. Keep reading if you are considering listing your home with a Herriman Real Estate agent. The news is getting better. Home sales in Herriman will increase along with prices. We are not going to encourage anyone to sell a home in Herriman but we know sometimes life warrants change and we want to help so contact a Real Estate Agent or Realtor in Herriman.

 Prices have dropped 30 - 35% in Herriman Real Estate. Many in the Real Estate Industry believe the worst is over. Prices will not see substantial increases for years but, the end is near! Current active homes in Herriman total 202 properties. 65 or close to 32% are short sale listings. the good news is that only one current Bank Owned Home is showing up on the MLS in Herriman Real Estate searches. Home prices range from less than 100K for a 2 bd 2 bath condo or townhome to 650,000K for a Luxury Home in Herriman's Rose Creek area. Great planning, new construction, some of the most affordable pricing in the Salt Lake Valley, completion of some major road construction easing congestion and providing much quicker commute times will keep Real Estate very active in Herriman for years to come. 

Single family homes, great first time home buyer opportunities!!

 Homes for sale in Herriman priced in the low 200's can be found in most new subdivisions and neighborhoods. First time home buyer's in Salt Lake County may want to consider purchasing a Herriman Home. As of today we have 70 active single family homes priced under 250K with the majority of these properties built within the last 7 years. Great new schools and a very young population make living in Herriman a very attractive option for young families.

LUXURY HOMES, REAL ESTATE AND HORSE PROPERTY!!

 Herriman is not known for it's LUXURY HOMES as much as it is for the incredible horse properties. Mountainside homes and large acreage properties with access to public land or horse riding areas can be found throughout Herriman. You will not find a Salt Lake location more horse-user friendly. Currently 21 Horse properties with 1 or more acres are listed for sale by a Real Estate agent. Prices begin as low as 225K for a home on 5 acres on Herrimans West Bench. To a Luxury home with indoor arena on 6 acres in Rose Canyon for under 950K. Luxury Homes in Herriman do exist. Luxury Homes have been built on many larger parcels that could be horse property. Herriman homes selling above 365K would be considered Luxury Real Estate in many parts of Salt Lake County. If you appreciate Luxury and want a high quality executive home for a modest price. Luxury Homes in Herriman should be considered.

Commercial Real Estate is arriving and the appeal of new stores, new schools, new parks and new homes is to much. Herriman will not be down for long it is a City with way to much to offer a home buyer.
